03) Rented room shall be used and occupied only by tenant and no business of any kind shall be conducted within.
04) Tenant shall maintain room rented to them, use their own bedding, and keep mattress and room clean and free of garbage.
05) Tenant must clean up after themselves in all common areas. Kitchen, bathroom, and laundry areas are shared and must always be left clean and ready for use by the next person.
06) Costs of clearing plumbing stoppages, or repairing damage as a result of negligence or misuse by the tenant shall be charged to tenant and be payable upon demand.
07) Four-week notice is required prior to moving out if payments are made month to month. If first and last month payments were provided – 30 days’ notice is required.
08) When moving out, tenant must be completely moved out by the last day of the tenancy agreement.
09) No person shall congregate, lounge, play, sit, or obstruct any entrances, stairs, or porches.
10) No overnight visitors.
11) No illegal activity, drugs, weapons or violence of any kind – zero tolerance.
12) No pets.
13) No loud music or noise of any kind that could disturb other tenants. Please observe quiet hours between 10:00 PM and 8:00 AM.
14) Appropriate clothing is required in all common areas (e.g. kitchen, laundry, halls, etc.)
15) Hallways and entrances must be kept clear of all personal belongings and potential fire hazards.
16) Garden is not for tenant use.
17) No parking on premises.
18) Landlord is to be contacted regarding any repairs or alterations.
